How much does it cost to sell a house in Las Vegas?

Plan on roughly 6 to 8 percent of the sale price once you add agent commissions, seller-paid closing costs, and any repairs or concessions. On a $450,000 home that is about $27,000 to $36,000. I give every seller a line-by-line net sheet up front so there are no surprises at closing.

How much do I need for a down payment in Nevada?

Less than most people think. FHA loans start at 3.5 percent down, many conventional loans at 3 to 5 percent, and VA and USDA can be zero down if you qualify. Nevada also has down payment assistance programs through Home Is Possible that can cover part of it. I connect you with a lender first so you know your real number before we look at homes.

What areas do you cover?

The whole Las Vegas Valley: Las Vegas, Henderson, Summerlin, Southwest Las Vegas, North Las Vegas, Centennial Hills, The Lakes, and Spring Valley. I live and work here, so you get someone who actually knows the difference between the neighborhoods.

What is an ABR and why does it matter to me?

ABR stands for Accredited Buyer’s Representative. It is extra training focused entirely on protecting buyers: negotiation, contracts, and spotting problems before they cost you. For a buyer, it means your agent is trained to work for your side of the deal.

Should I sell before I buy, or buy before I sell?

It depends on your equity and your comfort with risk, and there is a plan for both. I map out the timing, contingencies, and financing so you are never forced to make a bad move because two closings collided. Most of my move-up clients do it without ever being homeless in between.
